The Company

Verticon Ltd., headquartered in Monroe, N.Y., is a general contracting and full-service construction firm. Formerly Zuckerman Contractors, Verticon Ltd. is family-owned and operated by Irving and Alan Zuckerman. The Zuckerman Family has been serving the Hudson Valley for more than 65 years and understands that experience and personalized service are the key to exceeding client needs.

Prior to forming Verticon Ltd. in 1993, Alan and Irving were managing partners at Zuckerman Contractors. While their name is synonymous with construction throughout the region, they represent far more.

Verticon is the single source for all of your construction needs. We work with clients as a consultant, handle select components of a project, or complete entire projects. Our tasks range from office renovations to major multi-million dollar building construction projects. Alan Zuckerman, Co-President
Alan Zuckerman, Co-President

In 1993, together with his brother, Irving, Alan Zuckerman formed Verticon Ltd. He is responsible for guiding the firm's construction management and general contracting projects. Alan directly participates in the estimating, site evaluation, transaction analysis and permitting processes (planning and zoning) of the firm. He also negotiates real estate development leases with Fortune 500 companies and has arranged their financing. In addition, he is responsible for banking relationships and agreements.

During his distinguished career, Alan has worked on everything from family development projects to important municipal construction. As a third generation principal of Zuckerman Contractors from 1974 to 1993, he gained extensive experience in purchasing, labor relations, estimating and contracts, bidding, price review and analysis. A representative of personal and third-party interests, he accomplished many successful development projects for commercial, residential, warehouse and distribution facilities, working hands-on in every aspect from project conception through certificate of occupancy. His renown projects include office parks, strip malls, utility construction of gas and electric substations and state-of-the-art medical facilities. Alan also assists clients by helping them identify financing options for projects. His extensive construction and site selection experience makes him a valuable resource to the region's top planners and economic development organizations.

He serves on the board of directors of the Sullivan County Partnership for Economic Development, is the chairman of the Sullivan County Shovel Ready Site Committee, and is an active member of the Apollo Task Force of Sullivan County. Alan is also a past board member of the Associated General Contractors of New York and is a member of the U.S. Green Building Council and Council of Industry of Southeastern New York.

A graduate of the University of Toledo, Alan holds a Bachelor of Science in Civil Engineering, specializing in concrete design and soil analysis. He has continued his education over the years attending classes such as; Occupational Safety and Health Administration (OSHA) Safety, Stormwater Management, Concrete Principles, American Institute of Architects Contracts and Labor Management.

Irving Zuckerman

Irving Zuckerman teamed with his brother, Alan, to form Verticon Ltd. in 1993. For the past 30 years, Irving has overseen office and field administration, the company's sales and marketing program, managing the corporate safety program along with our certified consultant. He participates in all phases of general contracting, project management and real estate consulting. His professional background also includes over 30 years of successfully assisting clients with municipal and state permits, making him a valuable asset to corporate clients looking to achieve early and cost-effective occupancy.

An active member of the Orange County Partnership for Economic Development, New York State Commercial Association of Realtors and Council of Industry of Southeastern New York, Irving is well-respected in the building industry in the communities he serves. He has been recognized by former Congressman Benjamin Gilman, State Senator William Larkin Jr., then-Assemblyman John Bonacic and Orange County Executive Edward Diana for his commitment to sound development principles. Irving is also active in the Sullivan County Partnership, Alliance for Balanced Growth, U.S. Green Building Council and the Manufacturers Association of the Hudson Valley. He serves on the boards of the Orange County Planning Board and Inspire Alternatives, and formerly served on the boards of the Orange County Citizens Foundation and Elant Foundation.

As property manager from 1972 to 1986 for Barnett Hills, a 69-unit garden apartment complex in Monroe, Irving embarked on the first phase of his real estate career. From 1986 through 1991, he served as marketing manager and construction coordinator of Cromwell Hill Commons, an 80-condominium complex in Monroe. This coincided with his role as managing partner of Westgate Goshen Business Park, where he acted as liaison to state and local agencies, and had served as the marketing and sales manager.

Irving served in the U.S. Army during the Vietnam War as a Military Police Officer. He was promoted to Sergeant in Southeast Asia for his work as a C.I.D. investigator for the Provost Marshal. A graduate of SUNY Orange, he holds an Associate of Applied Science degree in Business Administration, and has been licensed as a New York State Real Estate Broker for 29 years.

The Team

Martin Feldberg

Martin “Marty” Feldberg, vice president and chief estimator for Verticon Ltd., has played a key role in acquiring many projects, including The Renaissance Project, King Zak Industries and New York State’s Downstate Correctional Facility. Feldberg joined the staff in fall 2004 and carried with him over 60 years of experience in the construction industry. Roy C. Knapp & Sons, Inc. hired Feldberg as a project manager and estimator shortly after he earned a Construction Business degree from Delhi College of Technology in 1963. At Roy C. Knapp & Sons, Feldberg eventually became the company’s treasurer in the late 1960s before retiring from the company in 2003. Tired of retirement a year later, Feldberg brought his talents to Verticon. Feldberg has served on the board of directors for Master Builders of Dutchess County and the Construction Contractors Association of the Hudson Valley. He has also served as the president of the General Building Contractors of New York State.



Susan BarrySusan Barry works in the estimating and project management department of Verticon Ltd. where her responsibilities include the coordination of bid proposals and the management of current project records. Among Barry’s many roles at Verticon, she served as project superintendent for the Interstate Waste corporate office expansion. Prior to joining Verticon in 2004, Barry compiled 16 years of experience working for both Gordon Construction and Arthur Lyn Construction in Manhattan. As a project coordinator for Arthur Lyn Construction, Barry managed the construction of many projects within the Hudson Valley region including Monhagen Middle School and Maple Hill Elementary School in Middletown. Barry also served as project engineer for the $45 million expansion of Woodbury Common Premium Outlets in Central Valley.


Antony ZezzaAnthony “Tony” Zezza serves as Vice-President of Field Operations and safety coordinator for Verticon Ltd. Zezza, the longest tenured employee at Verticon, has spent over 38 years with the company, first as Zuckerman Contractors and now as Verticon. Zezza carries a multitude of corporate accounts for Verticon including an ongoing relationship with Orange & Rockland Utilities, a division of Con Edison. Zezza has project managed several O&R projects, such as the construction of a protective equipment facility and the renovation of its training and data center in Spring Valley. Zezza’s other corporate project work includes International Paper, Nepera Chemical, Provident Bank and Panattoni Construction. As safety coordinator, Zezza assures that Verticon meets or exceeds OSHA standards.


Shari PalermoShari Palermo is in her second term with the Zuckerman family, having worked for Zuckerman Contractors between 1987 and 1993. Palermo joined Verticon in 1998 and assumed multiple roles within the company as executive assistant, senior project manager assistant and office manager. In her positions as executive assistant and office manager, Palermo assists the Zuckermans with most confidential and legal issues, project research and human resources-related management. Palermo also creates master subcontracts for each new project, oversees all insurance for the firm and provides support for the company's bonding programs and marketing. As senior project manager assistant, Palermo monitors the administrative end of the project management department.
